We can offer properties conveniently situated for students at both Southampton University and the University of the Solent. Our Highfield properties are within easy walking distance of the main Southampton campus and the local shopping centre, while the city centre is a short bus ride away. Maintenance and repairs are carried out in house or with the help of tradesmen with whom we have long established relationships. Our aim is always to respond quickly to any problems arising in any of our houses.
How long is the contract?
The contract starts on 1st July and ends at midday on 30 June.
Can I rent an individual room?
The houses are only let to groups who have chosen to live together.
How is the size of the deposit worked out?
In accordance with recently published regulations, the deposit is five times the weekly rent per person.

What happens to our deposit?
The deposit is paid as one payment for the group after the tenancy agreement has been signed. The agreement becomes binding as soon as the deposit reaches our account. Within 24 hours it will be transferred to the Deposit Protection Service. The group will have agreed upon one of their number to be the lead tenant and the DPS will contact that person to let them know that the deposit has been received.
How will we organise rent payment?
The group will set up a house bank account into which all members will pay their rent. This will be paid by standing order into our bank account on the first day of each month, starting on 1 July.
What about the utilities?
The group is responsible for paying for gas, electricity, water and the internet. Meter readings will be left by the previous tenants , together with a note of who provides each service. Your group will take on these bills from 1 July, using the meter readings provided. You will need to set up an agreement for the internet but a note will be left of which company has previously provided it. Your house bank account will be used to set up direct debits for utilities. Fortunately all our houses are well insulated and the bills are very manageable between all members of the group.
What if anything goes wrong with the house?
We pride ourselves on our fast response to problems. We will have set up a WhatsApp group for each house and we can be contacted via that or by telephone. All members of the WhatsApp group will be informed of when someone will be coming to look at the problem and we aim to have someone there within 24 hours. Of course very serious problems will have an immediate response.
My current landlord needs me to leave on the 30 June. Can you help with the gap between the end of one contract and the beginning of the next?
Yes. Once checkout procedures and cleaning have been dealt with with outgoing tenants, you will be able to move your belongings into your new house. If necessary, you can move in on the evening of 30 June. You may need to be patient as outgoing tenants leave, but you won't need to sleep in a car!
Our experience with Patricia has been a very positive one indeed. Communication has been swift and professional, the property was excellent and handed to us in good condition and there were no unfair deductions from our deposit. Very reasonable reductions were made to our rent during the Covid-19 outbreak. Overall, I can safely say that this has been my best renting experience during my four years at the university.

Patricia was a very helpful and fair landlord who was always easy to get in touch with and would help sort out any problems very quickly. The property was in great condition and a very accurate inventory was given for the contents and condition of the house. The house felt very homely and safe with the property having clean and good sized bedrooms and living areas. Patricia clearly communicated all matters to do with rent and deposit and used a reliable deposit protection service. There was always fair warning of any viewings or people coming to do work on the property as well. I would definitely recommend renting one of Patricia's properties.
